office space load calculation

I NEED THE PROPER WAY TO FIGURE A LOAD CALCULATION FOR AN OFFICE SPACE. 1600 SQ. FT OF SPACE. SERVICE AVAILABLE IS 120/240 VOLT SINGLE PHASE.

LIGHTING 1600 x 3.5 VA. (5600VA)
1- 5 TON ROOF TOP UNIT @ 48 AMPS (11520 VA)
1- 1250 WATT MICROWAVE
1- 1500 WATT COFFEE MAKER
1- 850 WATT REFRIGERATOR
1- 1500 WATT FOR COMPUTER SERVER
1- 1500 WATT COPY MACHINE
20- RECEPTACLES 20 x 180VA (3600 VA)

total load plus add 125% 0f lighting load (continous) and 125% of largest motor load (AC) than divide by 240. I dont know partculars about space, but i didn't notice circuit for sign . If it is strickly office space not sales area, you shouldn't need circuits for show window.

While many calculate the entire area at 3?VA/ft?, in office buildings you can reduce the lighting load to ?VA/ft? for hallways, corridors, closets, and stairways... and ?VA/ft? for storage spaces (other than closets, I assume)... and also 1VA/ft? for auditoriums and assembly halls if applicable. See Table 220.12 near the botttom.

I think you might be missing some circuits / services
Bathroom(s)+ - exhausts
VAB + - Etc.
Exit lights + - Etc.
120 roof circ + assoc hardware
Phone, Security, CATV

Aux Power + -
+ - all the other things I didn't think of!

It all starts arond the 220's as said !
