The OP mentioned water which makes me wonder if it is a Fan Coil Unit instead,

Agreed. The following is a widely practiced installation method for FCU's;

1) Mechanical contractor shall install FCU with a maximum of 4 inches between control box cover and adjecent ductwork, fire partitions, fire sprinkler piping, ect.

2) Electrical contractor shall install conduit(s) so at least one shut-off valve can only be opened ? way.

3) Electrical contractor shall install disconnect switch just out of reach.

4) Ceiling contractor shall install drop ceiling in a manner where as at least 1 ceiling tile will be damaged or destroyed trying to access FCU.

5) Mechanical contractor shall leave control enclosure cover on adjacent ceiling tile after start-up, cover screws shall be discarded.

Chris has graduated from the advanced course. :D

Around here it all depends on the city or town, many are just like Chris describes, in another town the inspectors have made it their lives mission to insist on 36" clear space around the unit. Damn the costs! we are saving lives, move that sprinkler main!
