Since this is a medical facility, it may or may not have patient care that also requires emergency systems. You will be responsible for maintaining these maybe even including changing oil, filters, etc in the generator motor(s).

There will also be x-ray, CT, maybe MRI and other equipment you may be expected to do at least some maintenance with. You could also maintain network and data equipment. Multi story building will have elevators. Many of these items may not be what you are used to working on and may not be something you can work on, but you will be asked to look at them first before calling outside help.

Bob,

You'll need to be a "self-starter" and motivated to "find" ways to develope problem solving techniques and energy saving methods for the facilities.

Your new position will require you to shift from a production mentality to a organizational mentality for the owners to see the value in your employment with them. The owners can always find a good worker (production) but it is much more difficult to find a good manager (organizational) that is productive.

One of the qualities you'll need to develope is to be a very good listener. Even though the facility owners say they are concerned with the lighting situation at their facility, you'll need to determine if it's footcandles or the cost of footcandles they're concerned with. :slaphead:

If the building has machinery then i would expect PM schedule, but if it is a brand new building with just lights and receptacles, i don't know what can go wrong on regular bases. Unless you are being hired as a general maintenance to do basic tasks (change bulbs, door knobs, painting .....)

are you sure your positions is facilities electrician? What does "other responsibilities other than electrical" mean? Do you have to drain toilets or pickup trash and sweep floors?

Need to find out, especially a medical/health facility, what regulatory inspection and maintenance services are required. Your facilities manager would/should be the most knowledgeable about this. Like elevator inspections, legally required standby systems, medical gas supply, just to mention a few. Some should be handled by Certified Companies, Service providers and others by you. Make sure you know what is yours and also that you have the oversight over external services as far as they impact your area of responsibility.
