125 amp main panel to 200 amp sub panel (with 125 amp main breaker)

Got another job in area built up in 70's. Customer wants new sub panel in condo but leave service entrance, meter socket, and main breaker in electric room alone. Called out and found 70's Federal Pacific breaker. Told her better to replace and new breaker is safer.

Customer has money to spend and likes quality. Going to quote her 200 amp Eaton CH Surge Loadcenter with 125 amp main swapped in plus a Type 1 surge CHSPT1MAX in line running from main breaker in electric room. Home office stuff and home theatre stuff she's worried about. Ok to put 200 amp main breaker panel in her condo as sub panel (swap in 125 amp circuit breaker) run from main building breaker panel ( service is 125 amp)?

Also, found old AC disconnect all rusted out and 60 amp fuse. Including 30 amp Eaton AC HACR rated disconnect on her quote. Any reason external handle required for AC disconnect (the big handle like the old rusted one)?

Customer said her HOA may upgrade main service and panel in electric room in a few years. She wants her new panel to be compatible. I will put label on panel in her condo saying 125 amp service.

I would put in the 200 amp panel and leave the 200 amp main in it.

The feeder is (should be) protected at its ampacity at the supply end.

There is no code violation or safety concern with the 200 amp breaker at the panel.

There is no restriction on a panel having a rating larger than the supplying feeder.
As long as the HVAC disconnect meets 440.14 Part II it would be compliant.

Yep 125 amps breakers an main panel. Leaving 200 amp makes it easier when her HOA upgrades to 200 amp main.

Thanks for help. Great no need for 125 amp. Will check if AC disconnect is 440.14 listed when at supply house Monday. AC compressor specs 30 amp fused. Usually use Eaton DPF221R when fused disconnect is spec'd. And I had duh moment... it's fuse or HACR... Last time AC compressor allowed HACR breaker.
