What do you guys include or exclude in your sq ft pricing?
After a signed contract do you use a per opening figure on all changes?

After doing several different models with stable material and labor prices then you can do a square foot pricing. I only do by the hole.
I know what it takes. I get a prim a dona that wants switches on every wall for every receptacle square foot pricing wont work.

Do it the hard way then do the square foot pricing for a double check. After a couple of models then do the square foot rate.

As for change orders. Im inclined to do it the hard way .. box receptacle wire breaker labor... before I snap off an estimate.

No credit for already ordered work.
 
Sq ft pricing works out ok for "cookie cutter" style homes that are wired to the minimum NEC requirements.

I usually do a SQ' price then a time and material price to compare. My Sq' price is to NEC minimums. Things like recessed lights, closet lights, flood lights, central air are not included. For me, many times there's no electrical print or specs so the minimum is where we start and load up from there. This is all based on almost 20 years of experience not just numbers grabbed out of the air.
