1600 sq ft garage bid

Just seeking some advice on how to bid a 1600 sq ft pole bldg garage. 200 amp ug service. 4 20 a circuits for outlets and gdos. 2 15 a circuits for 12 flour lites. 18 outlets for receptacles. 2 outside recp. 2 security lites and one entry lite. 2 gfcis.all romex. just curiious how others would do this one?

Stew, are you supplying the light fixtures?. What type of garage is this? Is it a garage with Aun't Bea living upstairs?
Is it a 4 car one story garage? 1600 sq feet seems a little bit big for just a garage. Who digs the trench? Do you have an upstairs apartment here? If so wildly guessing without looking $6,000 no digging . Would really need to look at the prints to give the right answer. If you are going to try this as a weekend warrior then you will probably loose money even if you think you are not. Thats what happens to weekenders until they learn to compute what their actual costs are to contract, and what it will actually take to wire the building. My two cents from having learned things the hard way.

Stew, is this a large residential garage or a small commercial shop?


One way would be to calc how much avg time YOU think that YOU would take installing each device and conductors per hour.

Such as: Such & Such = 1 hour, This & That = 1 1/2 or 2 and so on.

Then add up your material cost and multiply it by your mark up, say 30%.

Then add a little more, JIC.


Another way would be to take the Square Footage and multiply it by the per sq ft avg for your area. Then toss in your lighting material cost.

wide open storage like garage. open a frame construction. no apt just open trusses. I supply fixtures. trench bid is separate. uti;ity supplies service conductor.

My wag method i come up with 5k, not including trench and service. Above 8' ceilings? Tack on xtra 4 that. 2500 for service and 100' of trench. :confused:

I did a Pole Barn (Garage) just last summer. It was only 100 amper with 12 8ft florescent lights
16 110 outlets no 220, exhaust fan, and two out side lights. I ran it all in MC because the walls were unfinished and the guy stores old cars in it and has car parts hung everywhere. I didn't want to take the chance with romex, so you might want to consider this or conduit. Anyway it was about 1400 sq feet and my bid was $5600.00, he supplied the lights and I used GFI breakers.
