On a residential remodel, I come up with a whole property load calculation of 174 amps. This makes the existing 200amp all in one panel OK. This is located on the garage. The feeder load calculation for the new house panel comes to 185 amps. This will give me a 200 main panel with a sub panel of 200amps. The calculations work out but will I have trouble in permiting?

If the property has 175 amps and the house has another 184 amps how would a 200 amp service work-- I am confused by your question.

If the house and everything else together is under 200 amps then you are fine. The info you gives is not clear. I also take it you are drawing the plans not doing the work.Yes?

The 175 amps is the property and includes the house. The 185 amp number is the feeder calculation per nec 220.40. for a new sub panel in the house.

Yes I am drawing the plans not doing the work.

So the entire load with the new panel is 185 amps then you are good to go. The sub panel can be 200 amps as well.
