In the nec you have the optional method for calculating a dwelling unit over 100a in article 220.82 You also have calculation for existing dwelling unit under 220.83a . Whats the difference between the two

Mainly that 220.82 can be used for new construction that doesn't exist yet. 220.83 cannot.

The requirement is a bit more lenient in 220.83. You only have to count the first 8kVA (of non-heating/cooling load) at 100%, not the first 10kVA. And the requirements for consideration of heating and cooling are slightly different.
