800 Sqft workshop

Hi folks,

I'm trying to work out an estimate for a workshop,
800 sq ft, to include all GFCI receptacles, 10 or so,
5 on dedicated 20A ckts for shop equipment,
Lighting is 4' flourescents(2), 2 sets of 8' track, and 3
pendant shop lights.
Most of the wiring will be romex, with surface mount metal boxes.
Looks like about 600ft of 12/2nm, 55' of 6/2 for a welder.
(1)2P/50A, (8)1P/20A seimens breakers.

Shop will be fed with 1/0 Aluminum(1AWG neutral,4AWG ground) via a 125' run(trench by someone else)
to a new 100A Main breaker panel.

I came up with $2400 for time and material,
does this seem like a fair price? I don't want to be "that guy"
low-balling and such...

Not sure of your rates and such but sounds low to me but again do not know what your market is like or what it cost for you to do business, as well as what is exactly involved to do the installation, for example ceiling height do you need scaffold ect...

Didn't realize my location wasn't shown,
I'm in Rhode Island, just starting out so overhead is low, but
I'm trying to feel out what the market will bear.
Ceiling height won't be much of an inconvenience.

I got a quote for materials from local supply house for $8oo,
including fixtures and lamps

C_Picard, I thought you were on the Starship Enterprise.:)

Trying to give an estimate for someone else's area is very hard to do. I would just go with what I think will make some money and be done with it. Personally I think you are way low. Panel. ground rods, tracks, fluorescents, etc. Price up all the material with your markup and give yourself the minimum one and a half days.

I agree sounds low. Its seems as though the wiring is light. 10 receps for a 600 sqft workshop or an auto garage?

Also are the walls wood stud and drywall or are they concrete? I only aske because if they were concrete then you would have to pipe down to the receps?

Again the whole job seems low however if the materials truly cost you 800 and you can do it in a day or less then I would say $2400 is good.

The feeder seems like its the biggest expense, depending on the lights. I assume the feeder will be DB (direct burry)? Otherwise conduit is added expense and labor and then the 2400 seems way too low.

So for materials

Main brkr
1/0 feeder
MBRK panel
600' NM
6/2 NM
GFI's + boxes
Lights + pendants
5 20a breaker
1 50a breaker
ground rods + wire
Devices including the 50a recep for welder
Misc fasteners and wirenuts etc....


Nevermind seems low.


And you got alll that for 800?

Add another $450 for the 1/0 and 1 1/2" PVC,
so $1250 for materials and 3 days labor....
I'm answering my own question aren't I?

you're right, does seem low.

BTW It's all wood framing

One mistake (not the only one of course)I made working for myself before was I bid low when I had no major overhead built a decent clientel till my prices went up and they moved on to the next new guy. Not bad business on their part hey bottom line is bottom line. So this time I am starting out with pricing as if I was already a small to medium EC with the overhead, this way I build a clientel build cash flow that can sustain me and then work my bids from there. Good luck

1 day rough
1 day feeders
1 day trim and hot check = $4560


Showing up for inspections,bid time, picking up material,etc.. $440

total $5000+permits

Were not cheep but, who wants cheep work...:roll:

I'm afraid you are in for a bit of a shock once you really find out what the true overhead comes to for an electrical company, new or not.

This price is more like it for your area RI .

Your price is just to low:)

6/2 welder = $325....(5) gfi = $375....(5) single circuit gfi = $625....(7) light jb = $525....(2) 2X4 = $200....(2) 8ft tract w/ (10) heads = $625....(3) pendant shop lights = $240....full tank of gas for the boat $500...100 amp panel = $525....trench wire = $600....inspection = $65....TOTAL = $4605...

getting the job @ this number....PRICELESS!!!!

knowing that if i wanted the job, I would have to be around $3500....REALITY!!!

Yeah, he's my great,great,great grandson,(Jean luc, that is) and he got to learn from
generations of mistake-makers.

Thanks for all your input, I know better than to take my low overhead
for granted, I guess I was up against a tough customer and needed to feel
confident that she was getting a deal.

I really should be considering future costs though, I'm probably forgetting
to factor in current costs!

Just my licenses alone in RI are $200+ !!

And now she has you by the short hairs. You had better have the scope of work spelled out in a contract for that low of a price. If not she will start with all sorts of add on's that she expects to be included in the price.
