I just had my house inspected by the intended buyer's hired house inspector. The inspector has reported a lack of AFCI devices for all applicable branch circuits. This house was built in 1987 with no know modifications after 1999. Is this not a requirement for new installations or modifications to any of the circiuts within the house?? Bedrooms etc. from 2008 NEC going forward??

The lack of AFCI devices should only be a suggestion for a greater margin of safety. For a house built in 1987 it certainly is not a requirement.

Yes, welcome to the fun house:D
The HI is just coming up with things to give the customer leverage room to haggle about price. As said they are not requried and if were me I would not install them. You may be asking for a large headache. If it is brought up just inform the buyers they were not requried by code when the house was built and/or after modifications.
