AIA Document A401 - 2007 Standard Agreement

Anyone sign one of these. I had my contract put aside and GC wants this signed instead. Any input would be appreciate. Look it up if you havent seen this. Good Learnings.

its a standard sub contract agreement - damages for delay,timely completion, mediation before court, etc. AIA 201 is a part of this agreement - read thoroughly and cross out subsections you don't like. you can (and should) add your own qualifying clauses or riders to this agreement. screw em if they don't agree, this contract is geared toward the owners and architects and although mostly fair, has some clauses you might not want to agree to. If you don't understand all the language, have your lawyer go over it with you in detail before you sign, its worth the time to understand it completely (since you will undoubtably run across it many times)

Those AIA are pretty one sided as Nakuluk stated. Take a look at the Termination( or something to that affect) there is a clause that allows them to kick you off the job seize your tools and materials and maybe the labor and complete the job ..
There is a couple of other wonderful clauses.
Be careful, especially if you have no track record with this guy.

Yes they are one sided in the favor of contractor. I trust this guy but document just makes me uncomfortable. My lawyer looked it over free but will cost five hundred to alter and complete to fairness on my behalf, I recommend this to all contracts. Any additional input much appreciated. The 2 that replied thanks. Just what I needed to hear.

Sorry not much input here, but watching and waiting others.

I agree with being liberal with your own amendments, if you have your attorney make them, I'd keep a copy ( not that you wouldn't ) for future reference.
