another new contractor needs advice

I am a new contractor planning to do service for commercial property managment and possibly industrial maintnance .how would i get my foot in the door? and what should be included in a service contract?

i have 13 years commercial experiance ,4 years doing control work .

Knock, knock, knock. You can't give up. It's a little slow at 1st. Then when you get opportunity, you must perform to a level that is greater than the customers expectations. After a while, it will all be great.

This is really subjective. I would start by listening to what the customer wants. It's a lot easier to sell the customer something they want than something you want.

If you can make the customer happy and give them peace of mind. Two things I found that helps alot. Word of mouth advertisment is priceless.
