appliance demand application

According to 230.53- appliance load subject to the 75% demand factor in single or multi-family units states that it applies only if 4 or more appliances are fastened in place. My question is for multi-family. Does EACH unit of the dwelling need to have the 4 minimum or is it based on the total quantity of the FIP appliances that are in ALL the units. I ask this because I viewed a post by MIke Holt that applied the demand factor to a 10 unit multi-family dwelling where each unit had only 3 FIP appliances.

Thanks for any help. I am planning on taking yet another exam to get my license in the New Orleans area (had it years ago but let it lapse as I moved out of the state to MS where I am licensed) and want to pass it the first time.

What you have to watch carefully is whether you are calculating the load for a single unit or the load for the entire building. If a single unit has only three fixed-in-place appliances, then the 75% demand factor cannot be used in the calculation for that unit. But if EACH unit of a two unit building has 2 fixed-in-place appliances, then the building has a total of 4, and you can use the 75% demand factor in the calculation for that building.
