as-builts

I just finished a small project where the only change to the PE drawings was one circuit.The redline has not been accepted,revised panel schedules have not been accepted,where do I stand? I'm not spending $4000 on my own pe drawings.

First, what does your contract require you to do? Secondly, let me state the opinion that as-built drawings do not require the seal and signature of a PE. Finally, in most projects in which I have been the Engineer of Record, my scope of work has included submittal of "record drawings" (I don't like to call them "as-builts"), based on receipt of red-line markups from the installer. So here again, I suggest starting by re-reading your contract.

We always maintained a set of "as builts" and made them available to the "engineer of record" after the Final inspection. Sometimes they would use them and correct their record set and sometimes they wouldn't . We always got them back and had a file cabinet deep enough to store all the jobs we did. We identified them by attaching round paper tags in the end of the prints. Many,many times we used these "as builts" for our own use when doing additional tenant work and found them very useful!!

Like Charlie said, refer to the contract as to what they require. Our company in the past has ordered a set of electrical drawings on transparent Vellum paper which can be reproduced and eradicated them. Then we hand drew the changes on these in pencil to submit. We are now just requesting the CAD drawings on CD from the architect and learning how to edit the CAD drawings to reflect actual "As-Built" conditions and plot them for submittal.
If you don't have a scanner and/or plotter, You might be able to get the drawings scanned in at a local reprographics store as PDF's and edit them in Adobe and have them plotted for submittal.
Either way see what your contract requires. Good Luck

True, we quit calling them "as builts" for liability reasons. And any changes had to be approved, prior to a change.

I was constantly approached to recommend changes but the change not only had to be good it had to be fantastic to get done. Changing a drawing is very costly and time consuming. It was generally considered a simple note to someone else costs $25.
