I'd like to know what the rest of you guys do when you have to return to a house to hang fixtures that were back ordered? In the past I've hit the builder with a trip charge and a hanginging fee (around $25 for a fixture on a 6' step ladder). It seems that the builders are watching every penny and don't want to pay the charges anymore and are to chicken to ask the homeowners. I explained to them that I have my guys there at the trim to hang the fixture but for what ever reason, some fixtures are not showing up. I think the lighting companies are waiting to the very last moment to order the fixtures and they do not make it in for the trim. I still have to send a guy up the ladder either for a blank cover or to put up a keyless in order to pass inspections. I don't want to upset the builder but it cost me a $$$$ everytime. Your thoughts please.

You already know what you need to do. You need to charge.
If they don't want to pay for the extra trips they can wait until all fixtures have arrived on the job. If not bill @ what ever you need to make.

It all depends who is supplying the fixtures. If you are then it's your nickel. If someone else is then you should be able to charge for the extra trip I would think.

We charge for a return trip.I make it clear up front that if all fixtures are not on site a charge will be incured for a return trip.If they don't want to pay for the extra trip I tell them to wait until all fixtures are in.

If you have only so many trips included in your bid, state so in your contract. Would the builder like to go out one day to hang a medicine cabinet, then the next day put on a door knob, then the next day install a mirror......?

Just another item to include on your next proposal and contract sheet. If you don't have it in writing it's hard to collect,especially in tough times.
