Commercial sq/foot Estimate

Hello Everybody
I am going to estimate for school electrical work in California that includes Low voltage (Data-Phone-Tv Fire alarm, smoke detector,..) And Line voltage(Light fixture,receptical,switches.panel..)for six classes with 5000 sq foot.
Does anybody know how mach is per sq foot?

If I was Dr. Evil I would say $1,000,000.

But since I'm not I might say $25.00/SF as a guess. There are just way to many variables.
1.) What kind of light fixtures (Do you have a lighting consultant? if so add $3.00 / SF to your normal price)
2.) Is this a technology classroom? If so that will add quite a few data drops and quite a few duplex receptacles, possibly even floor boxes.
3.) is this a union or non union job this can make a big difference in certain areas.
4.) Is there an existing Fire Alarm system or do you need to provide a new fire alarm control panel. If it is existing you will most likely get a very high price from the existing manufacturer for the new components since he has you over a barrel.
6.) How many TV outlets?
7.) will there be lighting control?
8.) Will this be EMT conduit and wire or will MC cable be allowed.
9.) Do you need to provide new Panelboards and feeders or a new service?
10.) Do you need to provide Hook-up of mechanical equipment?
11.) Is there a Lightning protection system?
12.) Is this an existing building? DO you need to Demo any areas?

As you can see the questions are way too numerous to give you a good $/SF analysis.

With any public project there should be a detailed set of plans- I would itemize each aspect and price it that way-With only 6 classrooms it shouldnt take too long and you wont need to generalize anything which happens often in sq ft pricing

Let me give you a formula I learn a long time ago.

Uninformed Electrician + Square foot bidding = out of business

Be sure to itemize your work especially at first.

It is not possible to sq/ft commercial work with any acuracy do a take-off from the prints and get the wage order if it is a public funded project
