demand factors for commercial buildings?

I'm doing a service load calc for a shower house and was looking at the code book but couldn't find any demand factors for any of the equipment. This type of structure doesn't fall under anything listed in the code book in Article 220 so I guess I just use the data for all the individual equipment and add it up with no demand factors? Here's my list of equipment:

120/208V 3ph.

2 each Water Htr @ 54kw, 3ph, 208V
4 each Hand Dryer @ 20a, 1ph, 120V
2 each unit heaters @ 3kw, 1ph, 208V
4 each unit heaters @ 1.5kw, 1ph, 120V
1 exhaust fan @ 4.8a, 1ph, 120V
2 parking lot lights @ 180VA 1ph, 208V
3 exterior lights @ 180VA 1ph, 120V
21 fluorescent lts. @ 180VA, 1ph, 120V
5 receptacles @ 180VA, 1ph, 120V

My calcs say I need a 600a service but there's another shower facility on the same grounds that has a load nearly the same as this one but is fed by a 400a service. That's why I was wondering if I'm missing someting or if they just undersized the service at the other facility. :confused:

I must be missing something. I only come up with 136kw, about 390A

did you consider that the fixed space heating, lighting, and water heaters (under 120 gallons) are continuous loads calculated at 125%? I think mine came out at around 455 or something the last time I tried it.

The lighting I did. The fixed space heaters I didn't - 220.51.

If the water heaters were kitchen equipment, such as the water heaters listed in 220.56, the feeder and service load is only calculated t 100%. But they are not.
