Demand Load for a Warehouse?

I have a building that will be used as a warehouse. I need to provide the client a demand calculation. We need to offer it as a justification for the transformer size.

I know the square ft of the building (83,200 sq ft). So, I can use NEC 220.12 and 220.42 to calculate the general lighting load.
However, I am unclear about rest of the loads like receptacle, mechanical and any other load.

We don't have any information on the type of equipment they will require in this building. Is there any VA/square ft value I can use for a high-level computation? Please advise.
 
I think you are going to have to get whomever is designing this thing to tell you at least what the bigger loads are like HVAC.

Is there no engineer involved in this?

the problem is you will just be guessing. a warehouse may have no need for any receptacles or HVAC, it all depends on what they are going to use it for. You will have to get an accurate list of what is required.
