The building is currently used as a napa auto parts, tire shop, and has fuel pumps. they are adding an additional 120ft long x 30ft wide for tire storage, and more office space, or show room for parts... I'm going use 220.87 to determine the max demand load of existing service. I want to make sure whatever they add in the addition isn't going to trip the poorly wired 200amp service that is installed. I have no prints, or a scope of what is going to be added to the building... there are no building codes or anything like that as I know of... basically the wild wild East...

roughly 22ftx30ft will be used for the new office area, and or show room for parts.
98ftx 30ft will be used for the tire storage.

here is how I did my calculations...

the tire storage I figured up as a automotive facility since they work on tires, ect. in the existing building.
space for tire storage
98ftx30ft=2940 square ft.
2940 square ft x 1.5va=4410va
4410va x 1.25= 5512.5va
5512.5va/120v=45.9375a
43.94a/20a=2.296875 or 3- 20 amp circuits.

office space lighting
22ft x 30ft=660square ft.
660 square ft x 1.3va=858va (considering this is office space and not retail)
858va x 1.25= 1072.5va

office space general receptacle outlets
660 sqare ft. x 1va= 660va
1072.5va+660va=1732.5va
1732.5va/120v=14.4375a
14.44a/20a=.722 or 1 20a circuit for the office space

so if I'm looking at this correctly it looks like ill need a minimum of 4- 20 amp circuits for the addition, that will have a load of 3.018875va (2.296875va+.722va)
I have always worked of prints and never had to figure one of these calculations on a real job only in testing. there is talk about adding a bigger air condition, larger furnace, tube heat, and garage doors openers. once someone gives me information on equipment that's going to be added I can figure this in to my load calculation and make sure that the existing service will hold the new addition.. Not sure if I'm even in the right ball park at this point... I'm and in house electrician so I cant charge any more for what I'm doing, I do however take a lot of pride in my work and want to make sure this is a compliant and safe install. I have a lot of respect for the people in this forum, any and all help is much appreciated. Thanks in advance.
