Dwelling Unit

In order for a guest room to be a dwelling unit it has to meet the definition of a dwelling unit. Do all of the requirements have to be contained within the guest room or can the kitchen or the bathroom be located on the same floor but not necessarily as a part of the guest room? The kitchen and bath would be shared by others in different guest rooms but all on the same floor.

Nope!

When we read 210.60 a reference is given for 210.52(A) and 210.52(D) only. When we read these articles it is clear that your description does not qualify as a dwelling "unit".
