So this is my first time doing this and I need to know if im correct. I have a 4 apt dwelling that is 3000 sq ft. I did the following calculation to find the size of my service
Lighting 3000sq x 3 va= 9000va Small appliance 4 per apartment (2 counter @3000va ) (2 fridges @ 3000va) = 24000va Laundry 4 @1500 va = 6000Va (LAUNDRY IS GAS) I got 39000Va -3000 x.35 +3000 =15,600 for Lighting and Outlets
My other loads are 4 microwaves @1500va=6000
4 dishwashers@ 1500 =6000
4 range hoods @1500 =6000 Total Va 24000 @75% = 18000
4 air handlers @1500 =6000

Lastly I have 4 Rooftop Air condensors that say are 17 Amps at 240V. So i figured about 4500VA @100% = 18000VA

So if i add up my numbers 15,600+18,000+18,000=51,600Va divided by 240 equal 215 AMPs. DO I NEED TO APPLY 125%. So my service actually needs to be 262 AMPS?

So if that is correct and i use a 250 Amp service i should be fine right? Now if i do the same calculation per Apartment i get like 53.5 AMPs. DO I NEED TO APPLY THE 125% rule to So i would need to have 70 amp subpanels?

Any answers would help. Im so close to getting this job. Im sure the town is gonna beat me up on this too.

I would suggest you study the examples in the Informative Annex D. This can be a great help in learning how to do these calcs.

I did not check any of the work however you do not need to add 125% to the calculation.

Thanks Dennis, a follow up question would be does you general lighting load sq ft times va plus laundry and small appliance, 100% . 35% count towards your kitchen refrigerator, dishwasher, microwave. Is the 3va per square foot covering these items?
