EQUIPMENT REPLACEMENT

We remove and replaced electrical equipment , wiring because of water damage . My question is does this get replaced and rewired the way it was or is this wiring brought up to todays code ? Some is wire replacement some equipment replaced.
I thought it had to be updated when worked on and I like to get some ideas from this great forum.

IMO, if you replace like for like without modification, it is considered maintenance and does not require updating to current code requirements... but must still meet the requirements that were in effect at the time of the original installation. Ultimately determined by AHJ, so you should really contact them to ascertain...
 
Here in NM, we would bring the installation to close as needed to current code as possible...for safety concerns i.e. AFCI or GFCI; However, saying that it would depend which codes could be updated...if it involved change the building structure than the code at the time of installation would prevail.

I would say that your Rule 3 Amendment to the NEC would apply.

But

I can't see the MA requirements! All active building codes can be required to be addressed and it's really based on the level of the activity or some percentage. This percentage of construction could be about anywhere and that's what they consider.

This in no way changes or vactes any active electrical requirements that need to be met!

The Habitability of the structure is what you need to remember and what they keep in mind; not such a concern with service or repairs, but a potienal concern. This also in no way changes or vacates any active installation requirements because there is, the ADA, Safety, or Class of structure and of course the NEC, that all need to be met.

Service and repair work one escapes with existing or grandfathers, new construction / rehabit can and will easily get into these other building requirements. A solo construction project does not necessarily kick in because it goes above a percentage; but I mentioned vacate eariler.
It's all about what the project is...
