Estimating

Hello Dale, I'm not familiar with Accubid, as we use EBM. There are three categories of NECA man hours in EBM; NECA 1, 2 & 3. We use NECA 2 for most of our commercial construction projects. However, NECA 3 comes into play considering high ceilings, running rigid and several other factors. We track our labor hours "with intensity", as that's by far our largest variable in our entire estimate; estimated hours to actual hours (at least in our market). Generally, NECA 2 hours are reasonable for us. They account for material handling, consulting drawings and general non-productive labor. We often adjust non-productive percentages based on multiple factors, sometimes adding 25% as most of our work is military work. We've been very happy with EBM and job costing compared to our EBM estimates. Truthfully, it has changed our business. Not sure if this helps, just my two cents.

Dale, I failed to mention, within each NECA man hours category (1, 2 & 3), there are "standard" and "difficult" installations. For example, if we're running 3/4" EMT with compression couplings using beam clamps where the beams are 26' in the air, I typically select "difficult" installation under NECA 2 man hours. As we know, that's not a standard type of installation. Again, hope this helps.
