Fastened in Place Appliance Load

Getting ready for a electrical exam and I am a little confused on this question. Please if I could have your opinions.

Determine feeder capacity needed for 120/240 fastened in place appliance load in a dwelling unit for the following:

Water heater 4000W, 240V
Kitchen Disposal 1/2 HP, 120V
Dish Washer 1200W, 120V
Furnace motor 1/4 HP, 120V
Attic fan 1/4 HP, 120V
Water Pump 1/2 HP, 240V.

I understand the process how to answer the question but I am confused whether or not I should include the Furnance motor in the 75% demand factor??
 
Imo, the furnace motor would not be in the 75%. This is a very unclear area of the nec.... I would not include an attic fan in that 75% either.
 
It seems clear that heating and a/c should not be included so IMO and attic fan is associated with those systems-- I know, it just an opinion...

220.53 Appliance Load — Dwelling Unit(s). It shall be
permissible to apply a demand factor of 75 percent to the
nameplate rating load of four or more appliances fastened in
place, other than electric ranges, clothes dryers, space-heating
equipment, or air-conditioning equipment, that are served by
the same feeder or service in a one-family, two-family, or multifamily
dwelling
 
It is really unclear IMO and in reality it won't make much difference but I think this question should be worded better. Remember my response may not be what your author is looking for..
