Fire Pump Room - Electrical panel and Transformer in same room?

Large building with separate Fire Pump Bldg located out in the parking lot. Fire Pump Bldg has 3 rooms - largest for fire pump, etc. - the other 2 rooms are a Restroom and a Janitor's Closet (both w/ their own outside entrances). There is a 480/277V panel, a 480-120/208V transformer, and a 208/120V panel - all located in the fire pump room. These feed loads including the Diesel Fire Pump Controller, a fire system jockey pump, a subpanel in a non-related bldg, and other non-fire loads.

Can the 2 panels and xfmr be located in the fire pump room? Code references? Looking for *any* code references - NEC, other NFPA codes, or any others - that may apply.

See below. The one you are most interested in is 4.12.1.1.4. The question being is it essential to the Fire Pump? Sounds like an AHJ question for sure but this should help.


Per NFPA 20 Section 4.1.1.1 Indoor Fire Pump Units

4.12.1.1.1 Fire pump units serving high rise buildings shall be protected from surrounding occupancies by a minimum of 2-hour rated construction or physically separated from the protected building by a minimum of 50 ft.

4.12.1.1.2 Indoor fire pump rooms in non-high-rise buildings or in separate fire pump buildings shall be physically separated or protected by fire-rated construction in accordance with Table 4.12.1.1.2.

4.12.1.1.3 The location of and access to the fire pump room shall be preplanned with the fire department.

4.12.1.1.4 Except as permitted in 4.12.1.1.5 rooms containing fire pumps shall be free from storage, equipment, and penetrations not essential to the operation of the pump and related components.

4.12.1.1.5 Equipment related to domestic water distribution shall be permitted to be located within the same room as the fire pump equipment.

4.12.1.2 Outdoor Fire Pump Units

4.12.1.2.1 Fire pump units that are outdoors shall be located as least 50 ft. away from any buildings and other fire exposure exposing the building.

4.12.1.2.2 Outdoor installations shall be required to be provided with protection against possible interruptions, in accordance with 4.12.1​
