220.53 allows a 75% demand factor for four or more of certain types of appliances fastened in place.

Is this applicable to a multi-unit total or per unit only?

Eg. If I have only two such appliances per unit in 20 units, will I still apply 75% because I have a multi-unit total of 40 appliances?

Yes, your example is correct. Section 220.53 lists multifamily dwellings as includied in the demand allowance. The individual feeders to each unit can only include the appliances served by that feeder, but the service can have the demand applied since it will serve all the appliance loads.
