I just bought a house - closed a few days ago actually. Was checking out the electrical for the new fridge, and was putting in a water line for it as well. Ran the line behind the range, so of course I pulled out the range.

I saw a j-box and the range recep down below. I thought: :confused:

So I pull the cover off the j-box and find this:

I pull the conductors out and now I am: :mad:

Heres what the whole picture looks like:

Basically:
50A breaker with #6SER to the j-box, #10 copper wirenutted to the SER with de-ox in them, down to a 30A receptacle feeding a range that requires 12.5Kwh!

I know what I will be doing tomarrow. :rolleyes:

If caught before closing how much could that have negotiated off the final price?

What?!?!!? You didn't hire a home inspector?!?!? Why, any first-day HI could have used his x-ray vision to peer through the wall and see that! :D

JK. Yea, it sux to find stuff like that, but at least you're more than qualified to fix it correctly. ;)
 
I helped someone replace their gas stove with a new one a couple of years ago. When we pulled out the old one, I saw a single-gang cover in the wall.... hmm, what's this? The builders that remodeled the house actually ran a proper 4-wire 50a circuit over there! They just didn't install the receptical. Too bad the gas pipe came out of the wall where it did, had to cut a hole in the back cover of the stove.

I fixed it today - Luckily the sub is litterally 12' from the receptacle, so I pulled the sheetrock off the back wall [garage] and ran a new copper 6/3 from the panel to the receptacle. While I had the sheetrock off, I split up a few other circuits, and now dont have enough room in the panel for the new circuits! I see this as a good excuse to do another panel change out. I got a 42 space QO waiting to be installed.


The thing that does anger me is that I did get a HI, and he missed a few things that I could have had the bank pay for before it closed... but its my problem now, so Ill make the best of it. Nothing major - a really good house in all, with a great view.

JK. Yea, it sux to find stuff like that, but at least you're more than qualified to fix it correctly. ;)

Any first day HI would've caught it, and put in $45 on his "repair allowance".

EMS (electricmanscott), can you fix it for $45 ? :rolleyes:

The thing that does anger me is that I did get a HI, and he missed a few things.

Yeah, we bought our house and had a HI. The only thing the guy caught was that 1 screw was missing from the vent hood on the gas water heater. He didn't even notice that the hand rail on the front step was not attached to anything, just sitting on the concrete.

Also didn't catch exposed NM poking out a hole in the foundation, running around the corner of the house and to a light under the deck. They literally hammer drilled a 1/2" hole through the concrete, poked the wire through and filled it with expandable foam.

There was also a 3/8" copper tube that had been tapped off the gas line outside to go to a nat gas grill on the deck. Previous owner took the grill and just left the gas line hanging under the deck, shut off at the main with a multi-turn water valve like you would see on the washing machine.

Best $400 I ever spent.:mad:

In my opinion, it's worth every penny to spend more money on the more renowned HI's. I think I paid $400 for mine (which is on the high end around here) and he was very thorough and pointed things out to me that I should take care of and left me a 3 ring binder with all of the different areas in a home that require maintenance and how to do repairs on different systems on your home. It was a very informative book to say the least. This guy used to be the HI on a TV show on DIY or one of those channels.

Mine was $480 and he didnt even crawl in the attic :mad:
