I went today to inspect the electrical work at a house someone is buying (Foreclosure). Most of the wiring was professionally done. I did notice a yellow jacketed NM in the panel, no nm connector, wired to a DP40. This is where it went.

Notice the nice "aqua hut" the heater is sitting in. The cable just ran up from a hole in the foundation. I am sure it was inspected.

I can see why "they" let the payments go--that water heater wasn't even installed a month ago by the look of that flex copper piping. Don't suppose they even had hot water for a while???

Agreed, copper doesnt stay that shiny for long out in the open like that.

Actually, if memory serves me correctly, "Aqua Hut" is a brand name for a nice outdoor enclosure for water heaters. In this case, the delaminating 7/16" OSB is not so nice.
