I am in the process of purchasing a 1985 townhome in Smyrna, GA. During the home inspection, the bathroom outlets above the sink were found to be GFI outlets. However, the kitchen outlet next to the sink was not GFI, no GFI outlets were found in the garage, and none of the exterior outlets are GFI. The owner insists that GFI in these locations was not required in 1985, thus they think they are 'grandfathered' in per the contract. Can anyone tell me if this is true, or can you point me towards some hard evidence that will let them know that they are not correct? Thanks! JR

You are going to not buy the place because it may or may not be up to 1985 electrical code. UGH .

JR,
Now all you have to do is find out what edition of the code was legally adopted when the house was build. Some adopting agencies are a number of code cycles behind the NEC and the code is not binding until it is adopted by a unit of government.
