I have 2 industrial kitchens. One is newer and are equipped with GFI units. The older one was built not having them. Do I have to replace all those units to be in code? Or do I only have to change them over when ever I need to replace? Is this code grandfathered?

It depends on when the kitchen was wired. I think the requirement for GFCI protection in commercial and institutional kitchens started with the 2002 code.
If yours was built before then, I would think it would be grandfathered in. Unless your insurance company might require them, I would think you could just add the GFCIs when you replace an old receptacle.

Correct 2002 NEC
But there was great confusion on what was a kitchen back then. A sink with a microwave was not a kitchen. The rules are better now.
We knew what a kitchen was until it required GFCIs
