Hotel Load Calculation

Hello, i'm designing a hotel project, and i would like to know how you guys interpret the NEC for these load calculations.

My project has:
  1. 10 Levels of Hotel, and other 10 levels are for offices, kitchens, ballrooms, retail, restaurants, pool area and other types of spaces.
  2. 15 rooms per level (150Rooms).
  3. Each room has a number of general use receptacles, a coffee maker and a refrigerator(mini). Also, each room has a VRF Fancoil and lighting.
How would you guys do the calculation for the loads of these hotel rooms? Here is one way i would interpret it:
  1. Multiply each room area by 220.42(A) factor (1.7VA/Sq.ft), add them all.
  2. Add all hvac load at 100%.
  3. Add all of the above and size the main feeder for the hotel part of the building.
Second way i could approch this calculation:
  1. Multiply each room area by 220.42(A) factor (1.7VA/Sq.ft), add them all. Multiply this value by the hotel demand factor in table 220.45.
  2. Add all hvac load at 100%.
  3. Add all of the above and size the main feeder for the hotel part of the building.
Third way i could approch this calculation:
  1. Multiply each room area by 220.42(A) factor (1.7VA/Sq.ft), add them all. Multiply this value by the hotel demand factor in table 220.45.
  2. Add all hvac load at 100%.
  3. Add the coffee maker and minifridge of each room at 100%. This would be because i don't know if these are considered general use receptacles or small appliances branch circuits that would be calculated at 100% in a hotel.
  4. Add all of the above and size the main feeder for the hotel part of the building.
I would like to see how other engineers would approach this load calculation.
