Hotel Room AC & Coffee Maker Load

Help, please...
I'm designing a 10 story hotel and for load calcs applied NEC 220.42 for the demand on the 2 w/sf general lighting and appliance load.
Now the hard part...For HVAC, the ME proposed a central heat pump system and requires a fan and compressor in each room at 1.4kva. Add to that the coffee maker and hair dryer circuit at about 1.5 kva each. There are 38 rooms in each floor for a total of 110.2kva/flr. I can't seem to find any demand that can be applied for these loads. It does not appear likely that all these units, specifically the coffee maker and hair dryer will be on all at the same time.
Also the compressor will be thermostat control and will also cycle.
Any input will be greatly appreciated.
 
I would not require a specific demand for the coffee and hair dryer circuits. They can be applied to general lighting load.

As the design professional, a non-coincidential load demand for the HVAC's may be utilized. Though all units could techincally be operated at the same time (heat wave / cold front), a reasonable or tested demand factor may be approved by the AHJ.

I have the same type of project and have been trying to read thru the code to see what is added and what is not. Is the refrig and hair dryer load in a guest room accounted for in the 2w/sf from Table 220.12 and thus the demand factors in Table 220.42 can be applied to these loads?

I am not aware of any diversity factor in the NEC for the A/C units.
