How large of a sub panel?

I am bidding on a Pool room addition on a residential home with a 200A service on it. My problem is that I can't find the correct answer on if I have to upgrade the service or can I run a 150A (or larger) sub-panel off of this existing service. The main panel is either a Challenger, or a Cutler Hammer 200A MB panel. My new loads are as follows:
50A Hot tub
50A Desert air (dehumidifier system)
30A Pool Pumps
20A (120V) sump pump
1 20A (120V) sauna outlet...(according to the homeowner)
1 15a lighting circuit
1 new bathroom outlet
1 outlet circuit for the new room
Does anyone have any answers or suggestions?
Where can I find the answer to this in the code book?
Note: I am in CT where we are still on the 2005 NEC

You need to do a load calculation for the whole house and all of this extra stuff just gets added in with the rest of the load.

If you are real lucky the entire load will come in at less than 200 Amps but if not ( as I suspect ) then you will know what the new service size needs to be.

One other thing to consider when sizing a new service. Ask the owner about any future modifications they plan to make to the property. One of those tankless water heaters can change everything. When doing a load calculation don't just use what is existing but everythig they plan to add in the near future. It saves time and money in the long run.
