Illinois Right to Charge Law Requires New Homes and Apartments to Support EV Charging

Under Illinois' Electric Vehicle Charging Act, new properties must be EV-capable starting in 2024. In addition, landlords and HOAs can't unduly restrict residents from installing EV chargers.

Per the text of the bill, the requirement is to provide conduit for a future EVSE installation to a parking space, as well as panelboard capacity for a 40A 208V or 240V branch circuit. I don't see any requirement to size the upstream distribution equipment and service for that future load, but I didn't read the full text of the bill. Which is available here:

This would atleast allow for a future system that uses a CT to prevent overload though.

Since much of Illinois does not have permits or inspections, this will only happen in the bigger cities.

Renovated? Something like this could make some modest renovations a lot more expensive or discourage them outright.
