industrial/commercial load calculation

hello,

i am putting together a load calculation for my business and i am running into a few problems.

i have a spreadsheet for a residential load calculation, but i do not think it will work for a comm/indust load calc. does anyone know of a similar sheet for industrial/commercial?

can some loads be listed as "intermittent" loads? i wont be running everything at once.

how do i separate categories? i know lighting gets its own category. do i just have lighting/machinery?

how do i calculate motor loads? do i need to list locked rotor currents as well as running currents?

how much of my total service amperage is acceptable to load. can it be loaded %100, or is there an %80 limit?

Usually, commercial services have to be engineered by the laws of the state you reside in, so I have to ask: Do you think maybe you're wasting your time?
