I just put a bid in for a second floor addition:
3 bdrms w/walkin closets
Tv room - not a media/mini cinema,
master bath w/jacuzzi/hydro massage
laundry room
12' "common" hallway between bdrms/laundry

Here's what is being added:
22 switches (13-SP; 8 3way;,1 4way)
32 fixtures (boxed, fixture hung, includes smoke heads at 11 locations, 4 CF boxes(no fans ~ for future), 2 F/L combos in bath, 2 sconces in bath, 2 WP recessed cans in bath)
34 recept. (5 GFCIs, 2 of which will be under eaves for xmas lights)
1 outdoor fixture (boxed + hung)
1 Jacuzzi wiring
2 AC units~ comp & handler units (3 ton each? @ 1 ton/550 sq. ft)
1 200A service (OH, 40" RNC, CU conductors, Square D QO)
1 100A sub panel (Square D QO)
Permit (fee)

-At this point, customer is responsible for purchasing ALL fixtures and bulbs.
-NO LV (T-stats, tele, cable/SAT,intercom, etc) is included at this point. I'll try and sell that wiring along with a central vac before the rough is started.(Any other "sales" in mind? :D )
-All branch circuits will be NM, sub panel will be AC riser cable.
- laundry, stove, etc is gas
-Job is roughly 1 hour/35 miles from my "base (each way)...supply house is conveniently located on way out of my town (almost).

Some of the SD's (6 of them) will be added to existing 1st flr and basement areas (stairs, 1 bdrm, basement, etc)...which will be "habited" during this process.

Sq. Ft. addition is roughly 1500 (foot print matches existing). No cathederal ceilings.

This is in northern NJ.
I don't think there is anything else I can say...I haven't even physically seen the location myself.
Any "ball park" numbers on this one?

My number came to $9500.
In looking at the numbers you guys spewed out - it might appear I am a bit high...

I arrived at this number by
sq. ft @ 2.76/per
or
opening @ $45.12 (averaged, some openings are 25, some are 150 - fans, etc)
For a rough/trim of about $3880

$4100 for a 200A service, 100A sub, jacuzzi, outdoor recept., AC equip.
$1600 to cover permits, non-productive work, profit, and the "unknown" (some first flr circuits may be "in the way" on the 2nd flr)

Then again, this is NJ in close proximity to NYC, etc.

I looking at $5500 - $5900 since I biiding somewhat blind on this even though you gave very good details about the job.

The number has been given to the HO already...so hindsight WILL be 20/20...I'll let you know if I get the job.

I "arrived" at my figure based on a few factors, including:

- my own experiences (or lack thereof :)

So what happened Celtic, did you or didn't you get the job? I am in the Essex area and my number was $8400 for something like that. I hope you got the job.

As far as I can tell at this date...no.
After consulting w/ the homeowner for 5 hours and them adding in a bunch of items (pool, shed, doorbells, all sorts of exterior items), the bill came close to 13k. I was able to whittle it down a bit(about 11k), but I think they are still in "shock". I hope they price the job around and compare apples to apples....my bid: all Square D QO panels, service in conduit w/ CU conductors, no wire smaller than #12, etc...the whittled down price went "by the book" - cheapest panel available, SE for service, #14 wherever possible, etc.

At $8400 I would think you are on the low extreme.

Actually I forgot the Jaccuzi circuit and the Subpanel on 2nd Fl. Well with that $9100.Not so low now.

The revised bid(after meeting w/HO), includes all of the following:

200A service (in basement; overhead w/RNC & CU)
100A sub (on 2nd flr)
1 jacuzzi/hydro massage
2 AC's and handlers (no t-stats)
1 Attic fan (suppied by owner)
Upgrade all (new)devices to Decora
5 tele jax(all home runs)
5 cable jax(all home runs; will be bumped up to SAT jax so I can use up all the tele wire)
1 above ground pool
3 exterior lights (1 wall mounted; 2 recessed)
Doorbell (1 set of chimes, 2 PBs)
...plus a few more exterior items that are actually T&M type items (relocate this, that, and the other thing)
A fixed amount for demo work seperating 1st flr circuits from 2nd flr during tear-off
Temp lights and GFCI's for other trades (no heat or AC...LOL)

PLUS...I will be present for all the elc. inspections (owner presence is a big plus, not leaving a subordinate to make "the call")

Price does NOT include ANY fixtures, cans, bulbs or trims.

How much now?

What is the going labo rate for bid jobs like this fully burdened? I am in VA and think that rates may be slightly lower.
