Lighting Maintenance contracts

Ok,
I have a Chance to Take over the exterior lighting maintenance at a 300 unit condo complex. I have no idea how to price the work. From what I have been told the soon to be ex contractor has a monthly fee for site inspections 2X per month and all service done is T&M. How do I come up with a number for the monthly fee? Figure 4 hours per month for site inspections?
Or do I charge a monthly flat fee including all servise and materials?
By the way, all the lights can be reached by a 12' A frame ladder.
Help!

I'd start with an annual fee, since the contract will most likely be for a year.

Then, I'd say $X for any necessary trip, whether you need to fix 1 light or 10.

$Y for each lamp that needs changed, and $Z for each ballast / kit that is replaced.

Sounds very easy to me? How long would it take you to inspect all the fixtures twice a month--and this time would be after hours(overtime)? Multiply this by twelve and you have your total hours. Now plug in your hourly overtime rate and you know what it cost you in labor! Now add in the cost of delivering a by-monthly site lighting report and you have it! The rest is T&M !

Go take a look. Go inspect the site just like you will be doing and see how long it takes.Next determine the number and type of lamps and their typical hour life.If you have access to records that would help otherwise I would divide the hours for each lamp in half to determine how soon you will need to replace.

Buy your lamps in bulk which will get you a better price.I know a company that does this and they change out all the lamps at the same time when they take over a contract its a big upfront cost but they make it back over the life of the contract.
