What occupancy does elderly housing community center fall under in table 220.12?

19,066 sq ft/floor @3 floors = 57,198 sq ft total of outside dimensions.

There are 8 dwelling units on the 1st floor.
Library, common corridor, piano room, mech & elect. rooms, offices, fitness room also on 1st floor.

There are 12 dwelling units each on 2nd & 3rd floors with common lobbys and corridors.

Do I use the optional method for multi-family dwelling calculations along with a non-dwelling calculation and then add the two together?

Or do I take the product of the total sq ft dimensions and volt-amperes per sq ft in a dwelling load calculation.

Not certain how to go about this.

It's a multi-family dwelling unit. You can use the optional method of 220.84, providing you meet its conditions (e.g., each unit has electric heat and/or A/C, and each unit has electric cooking equipment). You count the library, piano room corridors, fitness rooms, and other such spaces as "house loads," per 220.84(B).
