Load calcs multi family

Hello all, hoping for a little feedback. We have a 21 unit master metered multi family building project comming up which I’m doing calcs for. Not your typical setup. Each unit is a bachelor with a bathroom and no kitchen in units. Each floor has a common kitchen in hallways. Being that it is multi family yet no kitchen in units would I still have to include 2 small appliance circuits per unit or calc it as is with the small appliance circuits only figured in the common kitchens. It’s really more of a motel type setup than your typical apartments.

That means it is basically a dormitory.

While you do not have SABCs per se, you cannot use the resi method for load calcs also.

AFCI protection of circuits per 210.12 will apply.

edit: I did not check, but prolly TR receptacles also.
