Load Calculation seems high

I don't have much experience with load calculations, so hopefully someone can confirm this for me:

1,500 sq ft home
1 refrigerator
1 dishwasher
1 disposal
1 range hood
3 small appliance circuits
1 laundry circuit
1 dual fuel stove which requires a 40a breaker (8.5 kw)
1 electrical oven which requires a 40a breaker (8.5 kw)
6 electric space heaters, 1,500w 240v each

I am just using the standard electric range values not the name plate ratings because I can't find the ratings as the appliances are not on site. Same with the refrigerator, disposal, and DW.

I come up with a demand load of 162a for a minimum service size of 175a.

Can anyone confirm or deny this?

I used the optional calc and came up with this
(someone should check the math,
also note question marks)

1500 sf x 3va = 4500w

ref 2400
dw 1200
disp 900
range hood 900 ?
3 sa x 1500 4500
laundry ckt 1500
dryer (?) 5000
hwh (?) 4500
stove 8500
oven 8500

= 42400


demand =10kw +.4x32400 (optional calc 220.82)
=22960

heat vs ac
electric ht=6 space heaters x 1500w
=9000w x .4 demand=3600w

vs ac (?)


total =22960 + 3600 = 26560w


240 service ??

if so, 111A

Total 10,500 1st 3,000@100%, 7,500@ 35%

Adjusted Total is 5,625

Heat is 9,000 I didn't do an adjustment here. Can I?

Refer 1,800 Per standard tables
DW 1,400 Per standard tables
Disposal 690 Per standard tables
Hood 400 Per standard tables

Total Appl. 4,290

Mr. Steam 7,200 (This seems high, but that's what
web site said)
2 Ranges 11,000 Per standard tables

Grand Total 38,915

38,915 divided by 240 = 162a
 
Is this a test question or real house ? Why would you not offer a 200 amp service ? Even if not needed now there will be many add ons in future. Dryer, central air (your heat probably covered it), pool ,hot tub, etc. Even cheapy track homes 200 should be standard.

It's a condominium. There is 200a to the building and there are 2 units. The feeder will be about 100' with difficult access. It will be a lot easier and less expensive to use #2 than 2/0.
