Load calculation

Would someone have the time to do a load calculation for me. I come up with 38 kw for a total load. Reason I am asking is a friend did it with his generator sizing program and it says 31kw and I can not figure out why his number is lower. 4542 sq foot house. These next 7 loads I did as connected in place appliances. Well 1200 watts, ice make 1500 watts, trash comp 780 watts, dishwasher 1600 watts, warming drawer 1300 watts, built in under counter fridge 180 watts, sump 1500 watts.
Then Fridge 1.7amps, freezer 5amps, another fridge 1.7amps, 4 dehumidifiers at 6 amps each, window a/c unit at 1800 watts, 2 built in ovens I used 5kw each could not find nameplate, a electric water heater and three A/C units 1.5,2.5 and 3 ton unit.
I tried attaching my paper work but something was going wrong.

I just noticed his program uses 220 pat 4 the optional method. I kind of remember in classes I took part 4 will give you a smaller service?

I ran the numbers using the optional method and came out very close to his number. So my question has changed as to what is the better method to use? Smaller or cheaper is not always better?
