Main Breaker Panel on Exterior of Residence

A friend of mine ownes a residence with two non-conforming units (one, a small apartment, the other, a small office space his brother-n-law uses for his business). These units comprise the first floor. The second floor is his apartment where he resides. The panel is located in the first floor office. For whatever reason, the brother-n-law refuses to allow him access to the office and hence, the panel. He recently asked me if the panel could be relocated to the exterior. With the non-conforming issue, he doesn?t even have the choice of doing it the right way (three meters, corresponding disconnects, and main lugs in each unit.). But, just to at least give him more convenient access to the panel, is it permissible to locate a rain tight main breaker panel on the exterior or should he just address his relationship with his brother-n-law? Thanks.

The US NEC does permit exterior panels on residences and some local and regional codes require that the main disconnect be on the exterior. The only issue would be whether the local code allows it.

FWIW, I'd evict the in-law before spending $$$ on a rewire job because he's being a jerk...probably doesn't want this guy finding the dope farm he's got growing in the office ;)

There's lots of exterior 3R panels made though. Fairly commonplace in the west.

Never hear of a landlord not being able enter his property for maintenance or service.Just kick him out.Something is up if he doesn't want you in there.Tell him you will be bringing a deputy with you,bet he moves out.
And it required that he can have access.

I got called twice to the same House to reset circuit breakers. The tenant in the Garage Apartment was turning off Breakers to the main house where the Landlord lived. The only way to get them turned back on was for the owner to call a Licensed Electrician (Me) and have him go in with a Police escort. Weird, huh?

A rental aggreement would have prevented all that.And while the cop was there i would have the tenant served eviction papers

Jim,

I don't know how it is where you are, but a legal eviction process in NY can take months even with good cause. This Landlord hadn't gotten a penny from the tenant in months, and still could not force them out without due process.

Ever see the movie Pacific Heights with Michael Keaton? Every Landlord-to-be should see that.

Basically here in FL its 20 working days after papers served.I have heard its rough in NY
For some strange reason i know many people that moved here fron NY but don't know of even 1 person from FL moving to NY.Must be rough there or something. :confused:

Jim Florida state law say's it requires due process. This means it must be filed in court then a hearing then if the judge think's it's warrant send's a 30 day notice to vacate the premises by the sheriff. So if the court system is backed up it can take as long as 6 month's to get somone out. That's why it's hard to rent down there.

My neighbor is being evicted right now for non payment of rent.He showed me the papers.The deputy only has to put them on the door.He was given a 5/20 notice.He has 5 days to request a hearing and to do that he must put up in cash all of his back rent(held by the clerks office)or he has 20 working days.
i have foreclosed on houses in as little as 3 months.A good lawyer can get them out fast.

In upstate NY, all a landlord needs is to give 24 hours (written) notice that they're going to enter the property. They're also entitled to a monthly inspection of premesis.

There's something very odd going on in this fellow's office ;)

Back in 1997 we tried to have a couple evicted from our condo by going to court in Houston,Texas and the Judge denied the Eviction because the wife appeared in court with a Doctors letter that she was 2 months pregnant.Judge said She could stay UNTIL BABY WAS BORN,Then must vacate premises.... After 7 more months of Freeloading,They left.

You must be real proud of a judge like him.I have heard of profeshional renters.They make it tough on everyone else.I would have asked that judge why he doesn't move her into his house if he is concerned.Let me guess ,they moved into the next place with a months rent and then this same judge will not evict till the kid is out of school. :mad: :mad: :mad: i hate dead beats
