Evening all,
im new and am in the process of setting up a electrical maintance ltd company. Does anyone have any idea what i should put in a simple electrical maintaince contract and what prices i should be charging. :?:

What is the scope of your maintenance ? Are you simply "kicking the tires" or doing a full blown infrared scan, breaker testing, switchgear maintenance, or what ? Maintenance could be as simple as a visual inspection and tightening connections or it could be as complex as DC current injection testing.

As a minimum, I would have a disclaimer about preexisting conditions, work done by others, etc. That kind of stuff.

I see what you mean regarding the scope of maintance. As part of any maintance regarding the testing side i would be doing a full verification and certification of a given installation ie
*Continuity of protective and bonding conductors
*Continuity of ring circuit conductors
*Maximum resistance of protective conductors
*Insulation resistance
*Protection by separation of ciruits
*Polarity
*Line to earth fault loop impedance
*Verification of operation of RCD,s

Then i would carry out over time periodic inspection and testing as no matter how carefully an installation is designed and erected it will deteriorate.

After that it would be normal every day work. Changing electrical controls around PLC,s Fault Finding, Motor Maintance, Control and Repair, Life Saftey Systems- Fire, Intruder and Emergency Lighting Systems, HVAC Panels and Switch Gear Installations, Data Installations-Intercom, CCTV and Audio Visual, Smart Lighting Systems, Plant and Boiler Room Installations and Steel/Plastic tray, Conduit and Trunking Systems.

It can be too varied and its hard to nail down any one area that isnt maintance free.I suspose i,d have to cover just the main points of the contract to one particular area eg.changing stats or Actuators in boiler rooms .
