Modular vs Manufactured

Does a Modular Home, put on a basement, fall under Article 550? I had an inspector tell me that since it came on a trailer for transport that it fell under Article 550. I was under the impression that it is simply a house built at one location and moved to another and would be considered the same as a stick built home.
 
Art 550 gives you some definitions. In practice, in this area, if the "structure" has a "HUD" sticker on the outside its treated as "mobile".
 
Typcially, MODULAR homes must meet ALL the provisions of the building code for a site built home and MANUFACTURED homes need only meet the HUD standards.

Based on your description, the modular home would NOT have to comply with the provisions of Article 550.
 
I would have a hard time saying that a manufactured home is any different than a mobile home, in the way you would look at it.

We have had some installed here and as long as it has the sticker on it the only thing we look at is the utility hookups and any site work.

Sorry misread the question. If you are talking about the kind where they build the walls off site and then bring them in and assemble them then I would say that it is the same as a stick built house.

Modular construction would be no different than a stick built home except that most of the work is inspected at the factory and the those finished areas delivered to the jobsite are out of the jurisdiction of the AHJ. Only the connections and any work performed after it arrives such as finishing the basement, plumbing connections, electrical service or finishing the 2nd floor of a cape code that was delivered unfinished are subject to inspections.

Mobile homes are HUD enforced so to speak. Mobile homes have a steel frame and a VIN number.
 
Typically if you look at the inside cover of the load center, there will be a label stating modular or manufactured. Modulars are treated just like stick built, however check the wiring requirements for the load center. I have found a couple that required a 4-wire hook-up, thereby requiring a disconnect between the meter and the load center.
