In a duplex, if you have three fixed appliances (ie:dishwasher, disposal, hot water tank), in of the units, do you count six and add a demand factor of 75%? (assuming the other unit has a dishwasher, disposal, hot water tank also)

Yes, assuming all 6 appliances will be served by one service. Article 220.17
