New Electrical Service Load Calculations

How do I calculate the Service Load Calculation, if I only know the square foot and not the Connected Load in kVA.

I have 3 Retail space, which one requires 600 AMP (120/240V/3P), and the other two retail spaces are 2,000 sq/ft and 3,000 sq/ft (120/240V/3P)

Would I use article 220.88 (New Restaurant) but I don't know the connected load since the space is empty and it's for future restaurant/retail.
This location has gas, so it won't be a all electric restaurant/retail

So for Lighting Load I can use Table 220.12 (2,000 sq/ft + 3,000 sq/ft= 6,000 sq/ft)
6,000 sq/ft * 2 = 12,000 VA
I would use 100% of the load based on Table 220.42

How do I determine the approximate Receptacle Load calculation, HVAC, etc

Your VA/sq. ft. multiplied by the square area figure will tell you the required lighting load for the space/building. You have to figure out what your receptacle loads are.

I am trying to calculate a commercial laundry
1) Dryers 5600 kw x 8 = 44,800 / 240v =186.6
2) 8 washers .56 kw .56 x 1000 x8 =4,480 / 120 = 37.33
3) lighting 60 x 8 / 120 =4 amps

With all these listed above loads on my amp meter reads 159.7 where am I going wrong and where is the best step by step example calculation ?

Could be a couple things.
What is the actual voltage and are any of the dryers heat strips cycling?

240 volts and no I had all dryers on at high heat

Is this a 3 phase panel or single phase

Dryers on high heat and waited until washers were in spin cycle. monitored the amp meter for 30 minutes never over 159 amps

The dryers have t-stats so they may not all be on high at the same time
