Non-Dwelling HVAC Load Calc

Non-dwelling load calculation (Church -120/240v single phase)- it's been a while since I had to do a commercial load calculation and I would like to verify the following: There is going to be 4 HVAC units (electric condenser/ electric handler) all potentially operating at the same time. Do I add all of the loads together and take that answer @ 100%, or do I take the largest motor @ 125% and then 50% of the others? I keep going over NEC articles/ tables in 220 and 440, but really don't want to screw this up. Thank you for your time and assitance-

First question is are these really a/c units or are they heat pumps. If they are heat pumps will they be wired so that the heat strip and the heat pump will come on together or not?
