I have an office building remodel job about 3200 Sq/f.I have to install wiring,Receptacles & switches.Owner will furnish 2x4 Drop in Fixtures.
all branch circuits are existing.some existing fixtures will be relocated.

In our area contractors charge about 6 to 10 Dollars per sq/f.I. I came up with 8 dollars.what you think??

Thanks for your time.

I would not price by the square foot. I would price each item separately and come up with a total.

I don't know John. A little over 25K to install fixtures ( furnished by owner ), receptacles and switches for an office remodel doesn't sound to bad if that's all you have to do. Actually it sounds pretty darn good.

But then again I would want to see the prints and job specs. to make sure that's all they want. I would want a contract stating that that's all they get.

And make sure your contract states you will not warrant any customer-supplied material, nor include the labor charges to fix them if there's a problem.

What scared me was "have to install wiring"... Wiring for what? But I like your thoughts better. $25k for owner supplied wiring. I might even warranty the lights for that price. Sorry 480.;)

Customer supplied fixtures.. Are they all the same? Are they all new? If they are liquidation specials or ones that have been installed I'd take that into consideration on pricing. Dealing with anything but new in the box 2x4's is a pain in the hiney.

For me historically your square foot price is in the ball park, but that is about all you can do with that number. Square foot numbers are for price check of a real take off, and should not be used as your real bid unless you have control of the design and a strong scope letter.
