200 amp SQ D service
all 20 amp wiring
Low volt recessed cans. the more the better.
All receptacles to be Quads

You bid a rewire you'd better know what your doin'. It's one of the easiest ways I can think of to loose your a__! I can usually give an ESTIMATE but the jobs are always T&M. There are just too many things you cannot see until you are up to your neck in it

We like to have the time to fish all the walls (minimum patch work) and leave it looking like we were never there (except for all the cool new stuff). Seems like they are running north of $10/sqft these days for a complete rewire.

Tell them to count on it costing $1,000,000, but you will do it "time and material" and give them back any money that you don't spend. Seriously, you will need a great deal more information before you can give a meaningful estimate.
1. Load calculation on existing service.
2. Load calculation of any equipment to be added.
3. Working conditions. Is the house to be occupied during the project? Is there an attic or crawl space or full basement?
4. Does the owner want new receptacles installed to meet present code spacing requirements or just replace existing? Will the AHJ allow yu to just replace or will you need to meet present code?
5. Is any existing wiring re-useable?
6. Are the existing circuits overloaded (30-amp fuses on #14 wire is a good indication)? If so, these circuits will need to be broken up.
There are no shortcuts. You have a great deal of homework to do before tackling a job like this.

IMHO, the service is the least of your problems. You can always incease the size of the service and upgrade it, if the location meets code. Or relocate it.

A few questions.

  1. Is this resisidential, commercial or industrustial?
  2. What are the wall materials? (Plaster and lathe, sheetrock, block, ect)
  3. Are the walls to be left in tact, or can you make some holes?
  4. Is there crawl space in the attic or under the floor.
  5. And yes, do they really want to spend as money as it would take to do the job right?
