Three story or more apartments, condos, less than 3 story apartments do other AHJs require mechanical and electrical engineering drawings and olans ot you can just pull electrical permit without engineering drawings and let the insoectors handle?

Following 2 questions how other AHJ do it:

1. Three story or more apartments, condos, less than 3 story apartments do other AHJs require mechanical and electrical engineering drawings and plans or you can just pull electrical permit without engineering drawings and let the inspectors handle it?

2. Also do all of the above considered by other AHJ as commericial or residential dewelling unit?

There is no real general rule of when a project requires specs and plans for all areas.

Every jurisdiction is different.

More often than not it can be based on a dollar amount rather than size or complexity.

As far #2, it many cases it is both. The overall building, common areas, and such are commercial, but the individual apts, condos, etc are dwelling units.

Understand no general rule but was curious how other AHJ do it differently. Any of them care to share?

As Jumper mentioned, it varies from one AHJ to the next. In Missouri, we have no State building, electric, mechanical, or plumbing codes. It's up to each to adopt model codes for enforcement (most use the ICC codes and the NEC). When a project requires a design professional varies within the state of Missouri. In my jurisdiction, we go by Mo State Statute that says any structure over 20,000 cubic feet or 9 occupants requires a design professional (architect, engineer).
